Vice President of Property Management

Lee Swerdlin is Vice President of Property Management for FECR, overseeing a 2.5 million square foot portfolio and heading up the company’s property management team. He oversees the managing, leasing, and operations of all commercial office, retail, industrial, and residential rental and condominium properties.

All property management personnel, from on-site managers to maintenance, are under the auspices of Mr. Swerdlin, who oversees the administration and maintenance, as well as develops, implements, and directs all operating policies and procedures. He is directly responsible for the collection of all rents and revenues and establishes the standards for tenant credit reviews and screening.

Lee is directly responsible for the competitive selection of contractors, vendors, and suppliers for property management operations, as well as negotiating service contracts, approving purchasing, and disbursements for all buildings.

During his career, Lee has managed or directed the management of all types of real estate products, including high-rise office towers, suburban office complexes, shopping centers, warehouses, mixed-use buildings, vacant land, and thousands of residential apartments and condominium units (with more than 1,500 units at one time). His duties have included directing the opening, lease-up, and management of many properties and, as a turn-around specialist, has successfully taken numerous properties from bankruptcy and out of foreclosure to profitability and productivity.

Lee is a Real Property Administrator (R.P.A.), has CAM and Real Estate Salesman’s licenses, and has completed numerous real estate management seminars and courses. His experience also has included property management assignments for FDIC and RTC.

In addition to being Vice President of Property Management for FECR, Lee is presently the on-site property manager for One Bayfront Plaza, a 704,000 square foot office building in Downtown Miami. The other office properties currently under his direction include 1101 Brickell and Colonnade Plaza (on Brickell), as well as 2020 Ponce (in Coral Gables). Lee also oversees Opera Tower (a 56-story, 635-unit luxury residential tower in Downtown Miami) and Villa Majorca (a boutique 36-unit rental community in Coral Gables), as well as several smaller buildings on sites slated for future development by FECR. Additionally, he is responsible for Sea Isle Marina & Yachting Center, a full-service marina.

After having worked with various property owners and management companies over a 30 plus year career, Lee has become an integral part of the FECR team.
